Boarded-up, rundown and rampant with mold and water damage, this semi-detached home could have sold for under its value to an investor or iBuyer, or sat for months and months with no movement. But with Curbio’s help, the home is under contract for $165k more than the assessed as-is value, thanks to a new gorgeous kitchen, new flooring, refinished bathrooms, open-concept living area, finished and waterproofed basement, and revamped curb appeal.

This home had been occupied by renters for several years and was in a neglected state. We did a full renovation of the kitchen and bathroom to give it the modern look that buyers love. Twenty-two buyers showed up to the open house, and the home sold for over asking shortly after.

Holes in the ceiling, stained hardwoods—it was clear this home could use a little Curbio in its life. After $155,000 in updates, the house is nearly unrecognizable. New luxury vinyl tile flooring throughout, complete kitchen and bathroom renos, and paint and fixture updates (and more!) helped move this home from on-the-market to under-contract in just four days.

Set in a popular neighborhood, the sellers stood to make a significant profit by renovating before selling. We worked with them and their agent to do a complete renovation of the kitchen, installing new windows, refinishing floors and finishing the lower level rec room, along with making repairs and updating finishes/paint throughout. The renovations paid off and the home sold for $160,000 more than the assessed as-is value.

Our renovation of this property included major updates to the kitchen and all three bathrooms, new paint in every room, replacing or repairing flooring throughout the home, replacing several exterior vinyl windows and doors, and making some much needed plumbing and electrical upgrades. After the renovation, the agent was able to list this home for $200,000 more than he would have in its original condition.

This condo may be small in footprint, but the impact of its renovation couldn’t have been bigger. Badly neglected with a closed-concept floorplan, we were able to transform the space by removing the wall that closed the kitchen off from the living area, completely renovating the kitchen and bathroom and installing new flooring throughout.
